Most Sought-After Rental Locations in Spain

According to a recent study, the rental market in the year’s second quarter saw a significant demand in several key locations, especially in Greater Barcelona. Let’s dive into the details and see where people are flocking to find their next home.


High Demand in Greater Barcelona

Five out of the ten most sought-after locations for rental properties were in the greater area of Barcelona, including the city itself. Leading the pack was Hospitalet de Llobregat, which saw the highest rental demand from April to June. Following closely were Badalona and Vitoria, the first provincial capital on the list. Rounding out this top five were Manresa, and Sabadell, all ahead of Barcelona, which ranked eighth.

Other Popular Rental Spots

Besides the Barcelona area, the top ten included Alcalá de Henares near Madrid and two cities in Tarragona: Salou and Reus, both surpassing Tarragona in rental demand. Vitoria (3rd) and Barcelona (8th) were the only provincial capitals in the top ten.

Notable Mentions

Some of the areas that didn’t make the top ten but got Notable mentions: Palma (11th), Tarragona (12th), Madrid (15th), Zaragoza (16th), Santa Cruz de Tenerife (17th), Málaga (18th), and Lleida (20th).

Coastal Areas See Rising Demand

The second quarter of 2024 highlighted a growing interest in coastal areas or those close to the sea. Reus and Salou, for instance, improved by more than ten positions compared to the first quarter. Other coastal locations like Benidorm (25th), Jerez de la Frontera (34th), Guardamar del Segura (39th), Altea (81st), and Finestrat (82nd) climbed around 20 positions, indicating an increase in rental interest over the past three months.

Growth in Inland and Nearby Capitals

In addition to coastal areas, several provincial capitals saw significant jumps in demand. Castellón de la Plana (23rd), Girona (32nd), Huelva (38th), and Santander (52nd) each moved up more than 20 positions this quarter. Cities near provincial capitals, such as Elche (19th), Sant Cugat del Vallés (37th), Orihuela (47th), and Santiago de Compostela (51st), also showed strong rental markets, adding diversity to the demand landscape.

Areas with Decreased Demand

However, not all areas experienced growth. Some regions saw a drop in rental demand pressure. Coastal areas like Arona (27th), Adeje (43rd), Llucmajor (62nd), La Manga del Mar Menor (68th), and San Bartolomé de Tirajana (95th) all fell in the rankings. Additionally, Las Palmas de Gran Canaria dropped to the 36th position, a noticeable decline from its usual spot among the top 25.
